NZ Made products always sourced where possible. Tradeline reserves the right to substitute fixtures and fittings if products become unavailable at time of build.

25 mm METRA flooring with Factory installed Oil Based undercoat.

Please note: All Metra Panel Cuts are site sealed during construction.

 

Sub Floor Framing

200 x 100 floor joists.

Walls

36mm METRA Wall with Factory installed Oil Based undercoat.

Flat 25mm METRA Ceiling throughout.

Roof Framing

5-degree Mono pitch roof trusses at 900ctrs, 70x45 Purlins @ 900ctrs.

 

Roof Cladding

0.40mm COLORSTEEL Endura T Rib (in standard COLOURSTEEL colour) over self-supporting roofing underlay.

Underfloor Insulation

Earthwool.

Fascia and Barge

Aluminium Joinery

Double glazed standard powder coated aluminum windows (in standard  ALUMINUM colour) with toughened obscure glazing in bathroom/en-suite and clear float glazing in all other windows and doors.

Please note: ALUMINUM  Residential standard sliders and awning windows only are included. An allowance, based on the square meterage of your home, of applies to all windows and doors.

 

Exterior Cladding

PALLISIDE cladding installed over on cavity battens.

Please note: Other cladding options available, speak to us about more choices and their costs.

 

Soffit

Smooth 4.5mm Hardie flex with PVC jointers and vents as per METRA Panel manual.

 

Exterior Painting

Exterior cladding not painted (PALLISIDE cladding is installed Pre-finished), soffits painted with standard white exterior paint.

Please note: Other cladding options require painting or staining, incurring extra costs for labour and scaffolding.

 

Interior Doors (including wardrobe doors)

Flush face hollow core doors (fitted after painting) on satin chrome hinges.

 

Skirting

60x10 single bevel pine, square stopped.

 

Architraves

40x10 single bevel pine, square stopped.

 

Wardrobes

1 x 300mm wide 25mm Metrapanel shelf and 1 x white LUMBERLOCK aluminium closest rail per wardrobe.

 

Interior Stopping and Painting

Level 4 finish painted in one colour throughout, wet areas receive 2 coats of enamel top coat and living areas receive 2 coats of acrylic top coat. Doors, ceilings, skirting and architraves also receive 2 coats of acrylic top coat in same colour.

Please note: Additional shelving or built-in furniture will incur extra paint and labour costs.

 

Kitchen Cabinets

18mm FORMICA laminate ply doors with square edge in your selected FORMICA colour Tradeline standard kitchen plan design only.

Please note: A kitchen allowance based on our TRADELINE standard kitchen plan applies to kitchen units, handles, bench top, sink and tapware.

 

Kitchen Benchtop

50mm FORMICA laminate ply with square edge in your selected FORMICA colour.

 

Kitchen Sink

Stainless single bowl sink (Mercer 102).

 

Kitchen Tapware

Standard tapware from GREENS or AQUATICA, selected by Tradeline (design may vary depending on availability).

 

Kitchen Appliances

PARMCO AR600 electric freestanding oven/hob with ceramic top in stainless or white and PARMCO Standard 600 Range hood in stainless or white, or similar.

Please note: An upgrade to gas hobs will require additional connection costs and the installation of a splash back (required for code compliance).

 

Toilet/s

Standard ceramic back to wall WC (1 per bathroom).

 

Bathroom Vanity

900mm standard white floor mounted vanity with two doors and three drawers (1 per bathroom).

 

Bathroom Tapware

Standard single lever mixer for vanity and Standard shower mixer and rose selected by Tradeline from GREENS or AQUATICA, (design may vary depending on availability).

 

Shower

900mm x 900mm round acrylic shower with one piece flat acrylic liner, glass door and easy clean waste. No bath (can be added at extra cost).

 

Laundry Tub

Aquatica standard tubbie with built-in tapware, selected by Tradeline (design may vary depending on availability).

 

Floor Treatments

Carpet selected from Whangarei, to the value of $100 per sqm installed in living areas, and Vinyl selected from Whangarei, to the value of $100 per sqm installed in wet areas.

 

Plumbing/Gas

In-wall Plumbing (K2 water pipe), 2 x standard exterior taps, uPVC Waste Pipe through to floor only (Underfloor plumbing will need to be installed after delivery to site by a registered plumbing/drainage contractor at owners cost) and a standard 180 litre low pressure hot water system or Rinnai VT26 Gas Caliphont.

Please note: Selecting a gas hot water system will incur an additional cost for gas controllers.

 

 

Electrical

Internal distribution board at location shown on floor plan. All wiring to connect fittings to existing switch board/meter board. The following power points/wiring connections to exterior walls only

• 2 double power points per bedroom.

• 1 double power point in dining room.

• 3 double power point in lounge.

• 2 double power point in kitchen.

• 1 double power point in laundry.

• 1 double power point in hallway.

• Wiring and connection to oven/hob and Range hood.

Please note: All switches for these will be located next to door frames for ease of installation; any variation to this will incur extra labour costs. There is no allowance for two way switches.

2 x Bulkhead lights located above 2 main entry/exit points (1 each).

 

Smoke Alarm/s

Battery operated smoke alarm with 10-year battery at location/s shown on floor plan.
